You can’t always believe what you here (especially online)

It’s a chilly 32˚ here in Park City today.

I love my wife – she works so hard to make sure we have fun vacation adventures (at least twice per year)

When we first started coming here it was no sweat to trade our timeshare and get a place in February.

Each year it has gotten harder for us to get a place.

Rachel tries to book it at least a year in advance to make sure we get it.

But this year it looked like it wasn’t going to happen.

And we were really disappointed because Park City is where our snowboarding adventures began.

Luckily the Marriott called to let us know they had something available in April (the last week of ski season)

Rachel did some research and was worried, because most people online said April was a very risky time to go.

She took a risk, she booked it anyway.

Low and behold we’ve had 4″ of snow in the last 72 hours

I’m looking out the window right now and I still see giant white flakes falling from the heavens.

That’s why you can’t always believe what you hear (especially online)

You gotta take what you read, try it out (if it makes sense) and come to your own conclusions.

When you’re looking for a mentor remember this…

It’s sunny and 45˚ here in Park City Utah.

Rachel and I just got back to our room after a couple of hours of great snowboarding.

This is our fourth (or fifth) time riding Park City.

When we first switched from skiing to riding we had no clue what we were doing.

We decided that it would be best to get a lesson, so we found a local guy to give us a private lesson.

He taught us how to get on the lift, scoot, turn (heel toe heel toe) and a bunch of other stuff.

He was so patient – even when it took us 2 hours to get down the smallest hill he stuck in there and helped us get down in one piece.

We had so much fun that we even decided to buy boards.

When giving us advice about picking out a board I remember him telling me how he liked to grind the edges down because it gave him a better ride.

I tried that.

And I ended up falling on my a$$ a lot.

It wasn’t right for me.

Even though he’d given me tons of great advice – this one tip didn’t work out for me.

The moral of the story:

It’s good to find a mentor (one that you like and trust)

But even when you find one you absolutely love, don’t just follow them blindly.

Try things out for yourself.

Some may work great while others will make you fall on your butt.

That’s OK.

Keep the stuff that works and forget the stuff that doesn’t.

Finding neighborhoods worth dominating.

Today was an awesome day,

Not only did we have the first “Seller Getter” group call, but one of our members just had her first major break through.

Here’s what happened:

During today’s call we unveiled the “Neighborhood Domination Sheet” which uncovers markets in your area that’ll make you bushels of moolah.

In fact, one of our “Seller Getter” members used the Neighborhood Domination sheet to uncover a market that has doubled in sales over the last year.

This is what she said:

“I’ve already done the neighborhood selections and can’t believe how I stumbled upon a neighborhood that has had a 90% increase in townhouse sales! It was my 4th choice. Bonus, I have 2 new listings in this neighborhood! I would have sent mail outs to the wrong neighborhoods”

Why am I telling you about this?

Two reasons.

First, you need to know what you’re missing inside the “Seller Getter” program ;)

Second, I don’t want you to get stuck.

Just because you’ve put time and effort into going after a neighborhood it doesn’t make it the right one.

Take a risk, try something new.

You might find that doing things differently can yield BIG results in your business.

Fifteen thousand in commissions from 182 postcards (seriously)

Yesterday I had a great conversation with an agent in South Florida.

He applied to be in my “Seller Getter” program (starting April 4th).

During the interview I like to ask lots of questions to get an idea of where you are in your business and personal life.

It helps me figure out whether or not you’d be right for the program – because the last thing I want is to waste your time or mine.

This guy was particularly interesting and I think you can learn a lot from him.

Why? Because when we got to the part about his current marketing he started telling me about these postcards he was sending.

Here’s what he said:

“I sent out 182 letters to one of my farm areas, got two listings, closed one, and sold them another house. So I ended up with $15,000 GCI (gross commissions income) from that one mailing”

The best part:

A disturbing trend

As you already know,

But I’ve noticed a disturbing trend in the applications.

If you’re doing this you need to change your wicked ways or you’re doomed to fail.

What is it you ask?

Well, the second question on the app is “What is your monthly marketing budget?”

I’ve had a good 30% of applicants reply enthusiastically they spend as little as possible on marketing.

And that scares me for two reasons:

1. If you’re looking at marketing as an expense then you’ve got a problem.
Why? Because good marketing isn’t an expense, it’s an investment.

2. If you have no money for marketing then you’re going to have to spend so much of your precious time on generating leads that you won’t have any left for other stuff (like family, friends, and fun)

So if you’re the type that is proud to have a ZERO marketing budget my program is obviously not for you.

The easiest way for you to get listings

Have you ever read the National Association of REALTORs(TM)profile of homebuyers and sellers?

There’s tons of great information in there that’ll help you build your business.

There was one stat that I found particularly interesting.

It turns out that 60% of home sellers list with the first agent they talk to.

Why is that interesting?

Because it means you don’t have to be the smartest agent, or the most tech savvy, or a superstar – you only need to be the first through the door to have a great shot of getting that listing.

It’s that easy.

But if you’re relying on referrals to get those listing leads, think again.

In that very same report it turns out that only 23% of sellers use an agent that’s referred to them.

So if you’re not doing a good job at marketing (or if your marketing is not working)
Then what do you do?

The easiest thing would be to find a good marketing system that gets you in front of sellers before they’re even ready to sell.

A much needed kick in the butt.

Recently a client of mine emailed and said:

“Hey Jonathan, where are you? I haven’t seen an email from you lately. I hope you’re either smoking busy or spending time with your family.”

It warms my heart that she knows me so well, because I have been spending time with family and my real estate business has been pretty busy with 5 new tenants in the last 7 weeks (I actually ran out of inventory)

Not to mention all the interviews I’ve been doing for the next “Seller Getter” program (starting April 4th)

But that’s no excuse for not writing you.

And after getting that much needed kick in the butt I’m back (did you miss me?)

So here’s the deal:

The housing market is heating up.

How do I know?

Not only have I heard it on the news, but I’ve been hearing it from my clients for almost a year now.

Inventory is shrinking.

The best listings are getting multiple offers.

And there’s never been a better time to be a listing agent.

The only problem is – how do you get listings?

Sure, referrals are great.

But unless you’ve been in business for 20+ years you’re probably not getting enough listing referrals to keep you going.

That’s why I’m hand picking a select few people to work with to show them how to not only get listings leads, but also how to get them sold and create a waiting list of buyers.
